Dolphin Square is a secondary shopping centre between Weston-super-Mare town centre and the seafront. Although it is an important local facility, and home to North Somerset Council offices, it has suffered from a lack of investment in the retail units and the general shopping environment. Working with GVA Grimley, our instruction was to prepare a development brief for the site which could deliver modern office space for the Council, a new library, PCT building and public parking, together with retail, leisure and residential floorspace to satisfy the commercial requirements of the owners. |
The development brief builds on the site's key strengths to maximise value, increase pedestrian flow and create a destination to complement the core retail offer in the town centre. It provides new retail and leisure floorspace in larger units around an improved public space. The Council offices, PCT, library and decked car parking create pedestrian flow through the site, and new apartments benefit from extensive sea views. |
