Boscombe Town Centre, Bournemouth
A transformative vision to regenerate Boscombe town centre into a vibrant, mixed-use neighbourhood.

NEW masterplanning, working with Hemingway Design and Urban Movement, developed a vision and masterplan to regenerate Boscombe town centre and create a vibrant, sustainable 21st-century urban environment. The proposals, prepared with BCP Council and New River Retail, focus on replacing the outdated Sovereign Centre with a mixed-use neighbourhood of streets and lanes supporting retail, business, community, leisure and residential uses.
The masterplan proposes around 500 new homes, including family housing and apartments, alongside improved public spaces, community facilities and new commercial opportunities. By breaking down the scale of the existing shopping centre, the proposals aim to increase footfall, improve visibility for traders, enhance safety through natural surveillance, and create stronger links to the High Street.

A key element is improving accessibility by prioritising walking, cycling and public transport. The plan reduces the dominance of surrounding roads, brings bus services closer to the town centre and improves connections for residents, particularly as many local households do not have access to a car.
Following the masterplan, Boscombe secured over £20 million of government funding for regeneration. The first phase at Hawkwood Road will deliver 68 council-owned homes, a new community centre, a public park and improved streets and connections, transforming underused car parks and service areas into a high-quality mixed-use residential neighbourhood
