Planned, delivered and managed in line with contemporary Garden City principles, Buckover will form a distinct new settlement, thoughtfully connected to its parent city and town of Bristol and Thornbury. The proposals respond directly to the long-term growth needs of the area, providing up to 3,000 new homes, employment space, local shops, community facilities, two primary schools and a secondary school.
Working collaboratively with Tortworth Estate and St. Modwen Developments, the team is shaping a place through healthy living, walkable mixed-use neighbourhoods, strong landscape structure and integrated movement networks. The masterplan reinterprets Garden City principles for the challenges of the 21st century, supporting an innovative, entrepreneurial community with a clear sense of identity.

The Tortworth Estate will retain a long-term stewardship role, reinforcing the Garden Village ethos through local food production, local employment, land value capture and community governance. Engagement has been central to the process from the outset, with a series of workshops held with residents and stakeholders, and ongoing collaboration embedded within the project’s evolution.
