A landscape-led neighbourhood extension of the city shaping a sensitive new gateway to Salisbury, informed by heritage, parkland and sustainable connections.
NEW masterplanning is currently working with the landowner and wider stakeholder team to develop a masterplanning framework and pre-application proposals for land west of Coombe Road, forming a coordinated neighbourhood extension on the south-western edge of Salisbury.
The evolving proposals respond carefully to Salisbury’s historic character and sensitive landscape setting, establishing a place-led framework that integrates new homes, community uses and extensive green infrastructure. Over 60% of the site is proposed as parkland, sustainable drainage and Suitable Alternative Natural Greenspace (SANG), supporting biodiversity, recreation and long-term landscape resilience.

Built form is being carefully tested to respect nearby heritage assets, with lower-density typologies and generous landscape buffers shaping a sensitive and legible settlement edge.
Movement and connectivity remain central to the masterplan approach, with a new gateway access from Coombe Road, a central tree-lined avenue and a network of car-free walking and cycling routes linking the site to Harnham, Salisbury District Hospital and the wider city.
