NEW masterplanning was appointed by Linden Homes and New Homes England to prepare a comprehensive masterplan for the historic Greyfriars site in Gloucester city centre. Working closely with key stakeholders including English Heritage, Gloucester City Council and Gloucester Heritage URC, the team developed a sensitive yet ambitious framework to guide the site’s regeneration.
The approved proposals deliver 254 new homes alongside a community and primary care trust building, offices, and retail and restaurant space, reintroducing residential life and mixed-use activity into this important part of the city. The masterplan prioritises family housing and high-quality amenity, with generous private outdoor space, integrated storage for bicycles and recycling, and secure car parking carefully concealed to ensure streets remain people-focused.

Working collaboratively with Feilden Clegg Bradley Studios, the team developed a distinctive architectural response, including terraced homes with elevated living and garden spaces, villas, duplex apartments and warehouse-style buildings designed to maximise daylight and private amenity.
The masterplan responds sensitively to the site’s exceptional heritage context, including the adjacent Grade I listed ruins of Greyfriars Priory and the potential for significant archaeology such as Roman city walls.
