NEW masterplanning were appointed by Bath and North East Somerset Council to prepare Regeneration Delivery Plans for Keynsham, Midsomer Norton and Radstock town centres.

Our strategy for Keynsham identified regeneration potential for new jobs in the town centre, through the mixed use redevelopment of the Town Hall site to create a new Civic Centre.

The masterplan provided a framework for a high quality public realm with new street connections and spaces linking the development to the High Street and Keynsham Memorial Park.

Feasibility testing explored the regeneration potential of the Town Hall site and a detailed masterplan was prepared proposing modern, flexible, office space, with ‘one stop shop’ facility for Bath and North East Somerset Council, a new library and retail uses.

The process informed Bath and North East Somerset Council’s strategic decision to relocate staff from Bath to Keynsham and invest in the creation of the new Civic Centre.

The award winning town centre development was completed in 2015, delivering:

  • 68,000sqft council offices, a library and one-stop shop.
  • 20,000sqft retail, including a Sainsbury’s Local and Loungers Café
  • Two new pedestrian streets, a market square, car parking and highways improvements.
