Creation of a garden village extension to Swindon.

NEW masterplanning was appointed by Crest Nicholson to prepare a new concept plan and masterplanning strategy for a 200-hectare site on the northern edge of Swindon, unlocking a scheme that had previously stalled and establishing a clear route to planning consent.
Located between the town and the Cotswolds, Tadpole Farm is defined by its distinctive landscape setting of hills, ridges and floodplain, with strong public transport connections to Swindon town centre. The masterplan responded to this context by shaping a garden village, delivering predominantly family housing at appropriate densities while meeting the social, economic and environmental objectives of the local authority.

The proposals centred on a strong landscape framework, including a large green common connecting new development from existing neighbourhoods, woodland walks, retained farm buildings, allotments and a traditional high street at the heart of the community. Detailed market research informed the mix of homes, dwelling sizes and plot typologies, ensuring the development reflected the character of surrounding market towns while maximising sales value and long-term viability. Proving layouts were prepared to test deliverability and support financial appraisal.
NEW masterplanning led community engagement and pre-application discussions, prepared representations to the Core Strategy and authored the Design & Access Statement and Design Code to secure design quality across the development. The site was subsequently identified as a preferred growth option, with outline planning permission granted for 1,695 homes, commercial space and community facilities. Detailed design codes and the landscape strategy for Phase 1 have since been approved, supporting the delivery of the development. Facilities include a primary school, pub, library and network of public spaces and routes.
