West Sherborne, Dorset
Shaping Sherborne’s future with heritage inspired, connected new neighbourhoods.

NEW masterplanning has been appointed by Sherborne Castle Estates to prepare a comprehensive masterplan to the west of Sherborne, thoughtfully connected to the town centre and informed by the area’s historic and cultural character. Land to the north-west and western edges of the town has been identified as suitable for long-term growth and organic development delivered over a 20-year period. The proposals will provide around 2,000 new homes alongside workspaces and local facilities, supporting the vitality of Sherborne town centre while enhancing the sustainability of the existing community.
The masterplan focuses on understanding both the opportunities of the site and the wider potential of Sherborne as a town. It seeks to deliver integrated physical, social and economic benefits through a strong landscape framework, well-connected streets, distinctive architecture and high-quality public spaces. West Sherborne is envisaged as a place defined by green spaces, civic squares and tree-lined avenues, setting a new benchmark for design quality and environmental performance.

A strong emphasis is placed on mixed-use living and working, with flexible employment space, robust digital infrastructure, public transport connectivity and innovative housing typologies that support home working and modern lifestyles. Alongside this, parks, commons and greenways will form a clear and welcoming urban-rural edge, creating a new western gateway to Sherborne along the A30.
The parallel delivery of infrastructure, public realm and social spaces will help foster a strong sense of identity and long-term stewardship, enabling West Sherborne to grow as an inclusive, resilient and aspirational extension of the town. The project team is currently promoting this opportunity through the Dorset Local Plan review 2026, alongside making preparations for the submission of an outline planning application.
